Blueprint Senior Living Advisory | A Service of RAL Generational Wealth Creation

These Consulting Services Terms and Conditions ("Terms") govern the relationship between RAL Generational Wealth Creation and Blueprint Senior Living Advisory (collectively "Advisor") and the client engaging consulting services ("Client"). By booking and paying for any consulting service, Client agrees to be bound by these Terms.

1. Services Offered

Blueprint Senior Living Advisory offers the following consulting services related to residential assisted living property evaluation and development:

  • Pre-Purchase Strategy Call ($250): 45-minute consultation providing expert direction on property or market viability
  • Deep Dive + Written Next Steps ($500): Comprehensive review with written analysis and prioritized action items
  • The Assisted Living Property Review (Starting at $1,500): Property feasibility assessment, code risk review, layout analysis, and budget guidance
  • Full Feasibility Report ($3,500): Comprehensive documented pre-purchase analysis with go/no-go recommendation
  • Owner's Rep & Project Oversight (Custom pricing): Ongoing contractor management, budget oversight, and timeline accountability

2. What Our Services Are and Are Not

What Our Services Are

Blueprint Senior Living Advisory provides operational and construction consulting services based on the direct experience of Rachel Webb, PharmD (owner and operator of two licensed residential assisted living homes) and Randy Webb (15+ years in commercial and residential construction, including both HOPE Residential Assisted Living locations). Our services draw on real operational knowledge to help clients evaluate whether a specific property is a viable candidate for an assisted living conversion or development.

What Our Services Are Not

Our consulting services are advisory and educational in nature. They are explicitly NOT:

  • Licensed architectural or engineering services — we do not stamp drawings or certify structural compliance
  • Legal advice — we do not evaluate contracts, regulatory compliance, or legal risk
  • Financial or investment advice — we do not provide investment recommendations or financial projections
  • A guarantee of city, state, or regulatory approval — regulatory outcomes depend on factors outside our control
  • A warranty or guarantee of construction costs or project timelines
  • A substitute for engagement with licensed architects, engineers, attorneys, or other professionals where required

Client acknowledges that any property purchase, conversion, development, or business decision made following our consultation remains solely Client's decision and responsibility. Our assessment represents professional opinion based on available information at the time of evaluation.

3. Payment Terms

  • All consulting fees are due in full at the time of booking through our designated payment processor
  • Property Review and Feasibility Report engagements: a 50% deposit is due at booking; the remaining balance is due before delivery of the final written report
  • Owner's Rep engagements: payment schedule and structure will be defined in a separate written agreement
  • All fees are in US dollars

4. Cancellation and Refund Policy for Consulting

Strategy Call ($250)

Full refund if cancelled more than 24 hours before the scheduled call. No refund for cancellations within 24 hours of the scheduled call. One complimentary reschedule permitted with more than 24 hours notice.

Deep Dive + Written Next Steps ($500)

Full refund if cancelled before any work has commenced. No refund once written analysis work has begun.

Assisted Living Property Review and Full Feasibility Report

50% deposit is non-refundable once property research and review work has commenced. Remaining balance is due before delivery and is non-refundable once the report has been delivered. If Client cancels before work commences, the full deposit will be refunded less a $150 administrative fee.

Owner's Rep & Project Oversight

Cancellation terms are defined in the separate written Owner's Rep agreement applicable to that engagement.

5. Client Responsibilities

Client agrees to:

  • Provide complete and accurate information about the property, intended use, budget, and timeline
  • Provide timely access to the property for any on-site review if required under the engagement
  • Respond to requests for information within a reasonable timeframe
  • Understand that the quality and accuracy of our assessment depends on the completeness of information provided
  • Engage licensed architects, engineers, attorneys, and other required professionals independently for services outside our advisory scope

6. Confidentiality

We will keep Client's specific property addresses, financial details, and business plans confidential and will not disclose them to third parties except as required to provide the services. However, we reserve the right to reference the general nature of our consulting work (e.g., number of properties evaluated, general project types) in our marketing materials without identifying Client-specific information.

7. Intellectual Property

All written reports, analyses, templates, and deliverables provided by Blueprint Senior Living Advisory remain the intellectual property of RAL Generational Wealth Creation. Client receives a license to use deliverables for their own personal and business purposes related to the evaluated property. Client may not resell, redistribute, or use deliverables as the basis for competing consulting services.

8. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, ADVISOR'S LIABILITY TO CLIENT FOR ANY CLAIM ARISING FROM CONSULTING SERVICES SHALL BE LIMITED TO THE FEES PAID BY CLIENT FOR THE SPECIFIC ENGAGEMENT FROM WHICH THE CLAIM ARISES.

ADVISOR SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, OR SPECIAL DAMAGES INCLUDING LOST PROFITS, LOST BUSINESS OPPORTUNITIES, OR COSTS ARISING FROM PROPERTY PURCHASES, REGULATORY DECISIONS, CONSTRUCTION OUTCOMES, OR BUSINESS RESULTS FOLLOWING AN ADVISORY ENGAGEMENT.

Client acknowledges that property development and assisted living regulatory processes involve inherent uncertainty and that Advisor's assessments are professional opinions, not guarantees of outcome.

9. Governing Law

These Terms are governed by the laws of the State of Texas. Any disputes arising under these Terms shall be resolved in Brazoria County, Texas.

10. Entire Agreement

For Strategy Call, Deep Dive, and Property Review engagements, these Terms constitute the entire agreement between Advisor and Client. For Owner's Rep engagements, a separate written agreement will supplement these Terms.
